East Sacramento is one of the region’s most character-rich neighborhoods, and its Tudor-style homes deserve an exterior that respects the architecture while performing like new construction. On this project, Modern Construction Group took a classic East Sacramento Tudor from aging stucco to a fully integrated, weather-resistant building envelope — finished in James Hardie siding in Arctic White.
Why Replace Stucco Instead of Patching It
Older stucco often hides more than it shows: hairline cracking, trapped moisture, dated wiring, and sheathing that no longer meets today’s standards. Patching only postpones the problem. By removing the stucco down to the studs, our team was able to inspect the structure openly, correct what needed correcting, and rebuild the wall assembly properly — layer by layer — instead of covering it up.
Scope of Work
1. Full stucco removal down to the studs. Complete tear-off gave us clean access to the framing and a true picture of the home’s condition.
2. Electrical work addressed along the way. With the walls open, we handled the necessary electrical updates — the right time to do it, and far less invasive than after the new cladding is on.
3. New OSB rated sheathing. New structural sheathing across the walls creates a solid, uniform substrate for the weather barrier and siding above it.
4. New Anlin windows, new-construction installation. Rather than retrofitting over existing frames, we installed the Anlin windows as new construction — nail-fin integrated into the sheathing and flashing sequence. The result is a tighter, cleaner, fully integrated fit with maximum glass area and no bulky retrofit frame.
5. Complete James Hardie system. The exterior was rebuilt as a system, not a collection of parts:
- OSB rated sheathing
- James Hardie weather barrier wrap
- FortiFlash flashing at openings and transitions
- OSI Quad Max sealant
- James Hardie siding in Arctic White, from the Statement Collection™ with ColorPlus® Technology
6. Custom trim and paint detailing. James Hardie trim was installed around the windows and custom painted with Sherwin-Williams SuperPaint. We also painted the fascia boards and soffit areas so every surface reads as one cohesive, finished exterior — not a new wall next to old details.

Sequencing the weather barrier, FortiFlash, sealant, and siding correctly is what turns a good-looking exterior into a genuinely protective one. Fiber cement is a particularly strong fit for the Sacramento Valley: it stands up to heat and sun exposure, resists fire, moisture, and pests, and ColorPlus® Technology finishes are baked-on and fade-resistant, so the home holds its color instead of needing repaint cycles.
