Siding Replacement: Signs, Process, and What to Expect
Key Takeaway
Siding replacement is the right call when damage is widespread: cracking, warping, rot, missing panels, or recurring repairs that signal your home’s outer barrier has failed. The siding replacement process runs from inspection and material selection through tear-off, hidden-damage repair, weather-resistant barrier installation, and new siding, typically completed in 7 to 14 days. Most siding materials last 20 to 40 years, so age alone can justify a full replacement over repeated patching.
You want an exterior that protects your home for decades, and siding replacement is usually the right move when damage is widespread: cracking, warping, rot, loose or missing boards, recurring repairs, or water working its way into the wall. A siding replacement project runs from an initial inspection and material selection through tear off, hidden-damage repair, a new weather resistant barrier, and fresh siding installation, closing with a final walkthrough. A typical tear off and new siding installation takes about 7 to 14 days. This guide is for homeowners weighing a major exterior remodel, and it treats siding for what it actually is: part of your home’s protective shell, not a cosmetic skin. Along the way you’ll see the difference between a repairable patch and a full replacement.
Siding Replacement Signs, Process, and What to Expect
Your siding is the outer weather barrier that keeps rain and pests out of the wall cavity and protects the insulation behind it. When it fails, the problems rarely stay outside. Here’s what to look for from roofline to foundation, whether you have vinyl siding, wood siding, or an older fiber cement product:
Cracked, warped, sagging, loose, or missing siding panels. Any gap lets water and insects into the wall cavity, where damage spreads quietly.
Wood rot, soft spots, swelling, or pest damage. Rot doesn’t stay put. It moves into adjacent boards and framing.
Moisture damage and peeling paint, inside and out. Peeling paint that bubbles on your interior walls often traces back to failed old siding letting moisture through the wall.
Frequent repainting or repeated repairs. A shortening maintenance cycle means the protective finish is gone and you’re patching a losing battle.
Moisture stains, mold, or mildew. These point to trapped water and a barrier that’s no longer doing its job.
Severe fading or discoloration. When color washes out, the protective coating has broken down.
Higher energy bills. Gaps behind failing siding reduce insulation efficiency and push your energy costs up, and higher energy bills are often the first clue homeowners notice.
Age of 20 to 30 years or more. Most siding materials are nearing the end of their useful life by then.
One cracked board or a little fading may be repairable. Several of these signs together point toward siding replacement. For Northern California homeowners in WUI (Wildland-Urban Interface) areas, there’s one more trigger worth naming: siding that offers no fire resistance is a real vulnerability, and replacing siding with a fire-resistant material is often reason enough to re-side.
Should You Repair or Replace Your Old Siding?
Isolated damage on otherwise sound existing siding can usually be repaired. Widespread deterioration, recurring problems, or anything moisture-driven points toward a full siding replacement as the better long-term solution. Most siding materials last somewhere between 20 and 40 years depending on the type, so age matters in the math too. Vinyl siding tends to crack and fade as it ages, and wood siding is prone to wood rot when moisture gets behind it. Keep in mind that hidden wall conditions can change the picture once the current siding comes off, and that also affects replacement costs.
This is a 10 to 30 year decision and a significant investment. If you plan to stay in your home, premium material and certified installation matter far more than a quick patch that leaves the underlying issue in place. Choosing to replace your siding the right way once is more cost effective over time, protects your most important investment, and spares you the cost of doing it twice.
What Happens During the New Siding Installation Process?
A full replacement follows a predictable sequence. The part most guides skip is what’s underneath, which is exactly where the protection lives. Here is the siding replacement process step by step, and what a successful project looks like from start to finish.
Initial inspection and measurements. We assess the walls from roofline to foundation and define the scope with a thorough inspection.
Material, profile, color, and trim selection. You decide how your home’s exterior will look and perform, and how it complements your architectural style.
Written estimate, warranty discussion, and permitting. Everything gets documented, and building permits are pulled before work starts.
Site prep and delivery. Dumpster and materials typically arrive a day or two ahead.
Siding removal. Some crews handle tear off of old siding one side at a time to limit weather exposure; larger crews may open up more at once.
Sheathing, flashing, soffit work, and hidden-damage inspection. With the siding off, we inspect and make any necessary repairs to the wall sheathing and underlying structure. This step is essential before anything new goes on.
Weather resistant barrier installation. The house wrap goes on to create a continuous barrier behind the cladding.
James Hardie fiber cement siding installation. The new siding goes up over a properly prepared wall using high quality materials.
Trim work, caulking, and finish detailing. The details that make the job clean and watertight.
Cleanup and final inspection. Debris and tools are removed, and you get your warranty documentation.
The weather resistant barrier, flashing, and sheathing work is the protective shell being rebuilt. Get that layer right and the new siding performs for decades. Get it wrong and no siding will save the wall. Certified installers also control jobsite dust and follow product-specific safety practices when cutting fiber cement, which matters for a clean, code-conscious siding project.
How Long Does the Replacement Process Take?
A typical tear off and siding installation takes about 7 to 14 days. That’s the honest working range for most homes. It is a loud process while it lasts, and some disruption is completely unavoidable, but a good crew keeps it contained.
Several things move that number: the size of your home, weather, building inspections, hidden repairs discovered at tear off, whether the siding is prefinished or field-finished, and how easily the crew can reach the walls. When we find wood rot or damaged sheathing, we fix it properly before covering it, and that adds time to the replacement process. Addressing it now prevents future issues down the line. We’d rather do it right than rush it, because the walls are only open once.
How to Prepare Your Home Before the Installation Crew Arrives
A little prep makes the whole siding replacement project smoother. Before the installation crew arrives:
Clear the driveway and exterior wall access so nothing blocks the crew from reaching the walls.
Move patio furniture, planters, and firewood, and start removing outdoor decorations from the walls.
Protect landscaping close to the house by wrapping shrubbery where you can, treating the yard as a landscaping canvas worth preserving.
Take down fragile wall-hung items and clear shelves on your interior walls, since tear off causes vibration.
Plan for noise by making alternate arrangements for pets, young children, and work-from-home days.
Point the crew to a usable power outlet, preferably on a 20-amp circuit.
Expect the dumpster and materials to arrive a day or two before the siding begins, and confirm where they’ll go.
Confirm start and stop times and how you’ll stay in touch throughout the project.
None of this needs to be stressful. A prepared home keeps your property safe and makes for a faster, cleaner job.
What Hidden Damage Can Removing Old Siding Reveal?
Removing old siding often exposes problems no one could see from outside. This is the moment to fix them, before new siding covers everything back up. Common finds include:
Dry rot and wood rot in the sheathing or framing
Damaged or delaminated sheathing
Failed or missing flashing around windows and penetrations
Moisture intrusion and staining, sometimes revealed when the crew find nails backing out of rotted boards
Pest damage
An outdated or torn weather resistant barrier
Repairing these restores the structural integrity of the wall so your new siding has a sound surface to protect. Left alone, that damage keeps eating away at the framing behind your interior walls. In California, any change to the scope or price should be handled with a written change order signed by both you and the contractor before that work proceeds. As a family-owned company, we treat these discoveries the way we’d treat them on our own home: shown to you, explained, and fixed properly rather than hidden.
California and Northern California Considerations
Do You Need a Permit to Replace Siding in Sacramento?
Both the City and County of Sacramento list siding among projects that can require permits. Requirements vary by jurisdiction, so confirm with your local building department or hire a contractor who handles permitting for you. Unlike many contractors, we manage that paperwork so you don’t have to. The 2025 California Building Standards Code took effect January 1, 2026, and governs current work.
Weather Resistant Barrier and Flashing Requirements
The California Residential Code requires at least one layer of water-resistive barrier behind exterior cladding, along with flashing, to create a continuous weather resistant envelope on exterior walls. This is why the details behind your siding matter as much as the siding itself.
Fire Resistance in WUI Areas
Fire-resistant siding is one part of home hardening, not a fireproof guarantee. The California Department of Insurance’s Safer from Wildfires framework includes a 5-foot ember-resistant zone around the home, and CAL FIRE’s home-hardening guidance covers fire-resistant siding materials and ember-resistant vents. Fiber cement is recognized as a noncombustible cladding, which is why it fits WUI areas well.
Older Homes and Lead-Safe Work
Homes built before 1978 can trigger EPA Renovation, Repair and Painting requirements when more than 20 square feet of exterior painted surface is disturbed. Certified contractors follow lead-safe work practices on these projects.
Northern California’s climate makes all of this real, not theoretical. Valley heat, intense UV, winter rain, foothill wind, and mountain snow put steady stress on exterior walls, which is why climate-specific siding materials and installation matter here.
Why New Siding Improves Energy Efficiency and Home Value
We install James Hardie fiber cement siding because it’s the gold standard for durability, beauty, and fire resistance. For homeowners in WUI areas, its noncombustible makeup is a genuine advantage over vinyl siding or wood siding, though it’s one layer of protection rather than a guarantee your home won’t burn.
The finish is worth understanding too. ColorPlus® Technology is baked onto the boards at the factory and is built to resist fading, peeling paint, and chipping, and it carries a 15-year limited finish warranty. The product itself is low maintenance and comes with a 30-year non-prorated material warranty available on Hardie fiber cement. James Hardie also engineers its boards by climate through the HardieZone system, with HZ10 products designed for the heat, sun, and swings in weather that define our region.
New siding done right lifts your home’s appearance and its aesthetic appeal: it improves energy efficiency, sharpens curb appeal, and can add meaningful home value. Tighter walls and a sound barrier help hold conditioned air inside, which is where the energy bills savings show up over time. But the best material only performs when it’s installed correctly. That’s why certified installation matters as much as the boards themselves.
How to Choose the Right Professionals for Your Siding Project
The right professionals turn a good material into a lasting result. Before you sign anything:
Verify the contractor’s license on the CSLB website.
Confirm they’re licensed, bonded, and insured.
Ask about manufacturer certifications like James Hardie Alliance Select Contractor and Anlin Authorized Dealer.
Ask who pulls the building permits.
Ask how hidden repairs and change orders will be communicated.
Confirm the workmanship warranty.
Know that California requires a written contract for work over $500 and caps the down payment at 10% or $1,000, whichever is less.
Modern Construction Group is a family-owned company that deliberately focuses on doing fewer things exceptionally well. We’re a James Hardie Alliance Select Contractor, licensed, bonded, and insured under California General Building License #1092104, and we back our work with a 15-year workmanship warranty. Owner and founder Gary Chernyetsky stays personally involved in the quality of every siding project.
Frequently Asked Questions
How do I know if my siding needs to be replaced?
Look for widespread cracking, warping, wood rot, loose or missing boards, recurring repairs, peeling paint, or moisture stains inside and out. A single issue may be repairable, but several signs together usually mean siding replacement is the better long-term choice.
How long does siding replacement usually take?
Most tear off and new siding installation projects run about 7 to 14 days. Home size, weather, inspections, hidden repairs, and finish type can all extend that.
What happens if the crew finds rot or water damage behind the siding?
We repair the sheathing and framing to restore the wall’s structural integrity before installing new siding, since the wall is only open once. In California, any added scope or cost is handled with a written change order you approve before the work proceeds.
Do I need a permit to replace siding in Sacramento?
Often yes. Both the City and County of Sacramento list siding among permitted projects, though requirements vary. Confirm with your local building department or hire a contractor who manages permitting.
Is fiber cement siding a good choice for WUI areas?
Yes. Fiber cement is noncombustible and recognized as fire-resistant among siding materials, which makes it a strong option for WUI areas. It’s one part of home hardening, not a guarantee against fire.

There aren’t enough words to adequately express how wonderful Gary Chernyetsky & his team from Modern Construction are! The core of Gary’s credo is to provide the highest quality of work & total customer satisfaction which he proved to us completely. We needed work on our three story house; paint, siding, dry rot work & new windows. We met with Gary one morning & by afternoon we received a quote that was all-encompassing which included detailed description of the scope of work with pictures, description of products to be used & price. His team was polite & extremely hard working from 8am to 5:30 pm six days a week. Work was never delayed because of another customer. We were always treated as a priority. Gary came out everyday to check on work & if we had any questions. If anything was not done to our satisfaction, Gary would see to it that it was changed - without any contention. They also did extra work that was not listed in the scope of work like extra molding or repairs because Gary believes in doing quality work, not what expedient for them. He always puts the customer first. Our house is beautifully done thanks to Modern Construction. Plus Gary will come back six months later to see if all the work is still to our satisfaction! Modern Construction is a rare company that fulfills their promises, goes above & beyond to please the customer & takes pride in providing the highest quality of work. We can state without reservation that Modern Construction is THE VERY BEST!

Gary comes out to the job to check on things & then comes back the next day to make sure we are satisfied-what excellent customer service! Every detail on my front door is perfect. I just love my new front door thanks to Gary & his team. DO NOT HESITATE TO HIRE THIS EXCELLENT COMPANY!

Choosing Modern Construction Group, Inc. to have all of my house windows installed was the best decision I made. Gary, the owner was excellent to work with; he came every day to personally supervise the work; to ask my opinion and if there were any concerns. The products he used are top of the line. The workers were totally professional, took great care to protect my floors and furniture and did a great job. Once they were done, my house looked like nothing had happened except that my windows now look fantastic. When I had a question, Gary was available right away and even after they were done with the job, I had something to show him and he came right away. The windows are beautiful and energy efficient, we already feel the difference. I highly recommend Gary and his company, Modern Construction Group, Inc.

I recently had my windows replaced by Modern Construction Group, Inc., and I couldn’t be happier with the results. The difference the new windows have made is incredible. We chose windows with sound protection, and the reduction in outside noise and it has exceeded my expectations. (We live next to the Elementary School)
The installation team did an outstanding job. They were professional, worked efficiently, and kept the work area clean and organized throughout the entire project.
Gary was also excellent to work with. He stayed in constant communication, kept me informed every step of the way, and made sure I understood the process from start to finish. His attention to detail and follow-up gave me complete confidence throughout the project.
Another major improvement is the energy efficiency. The new windows have made a tremendous difference in keeping our house cooler, and our air conditioner doesn’t have to run nearly as much as it used to.
Overall, I am extremely satisfied with both the installation and the way Modern Construction Group handled the entire project. I would highly recommend them to anyone looking for high-quality windows and exceptional customer service.

We couldn't be happier with the work completed by Gary and his team at Modern Construction Group. They converted a window into a sliding glass door and replaced our old window-and-slider combination with a beautiful three-panel slider, completely transforming the space.
From the very beginning, their communication was excellent. Gary took the time to answer all of our questions and helped us choose the right options for our home. The proposal was detailed and easy to understand, and the team kept us informed throughout every stage of the project. Everyone we worked with was professional, knowledgeable, and respectful of our home.
The craftsmanship and attention to detail were outstanding, and the final result exceeded our expectations. The room feels brighter, more open, and much more connected to our backyard. We constantly receive compliments from family and friends who see the space, and it truly feels like it was always meant to be this way.
We are so glad we chose Modern Construction Group and would confidently recommend them to friends, family, and anyone considering a home improvement project. We wouldn't hesitate to work with Gary and his team again.

We recently had Modern Construction Group replace 18 windows in our home, install a new patio door, convert one window into a Dutch door, and close up another adjacent window—and the results were outstanding! Everything looks seamless, as if it was part of the original construction.
From the initial quote through final payment, communication was consistently prompt, professional, and polite. They took the time to answer all of our questions and made sure they understood exactly what we wanted before moving forward.
Gary, who managed the project, was exceptional. He was organized, responsive, and clearly cared about the quality of the work. There was a hiccup with the Dutch door that was initially provided, but Gary handled it masterfully—he went back to the manufacturer and had it replaced quickly and without hassle. That level of accountability made a big difference. He also held a high bar for craftsmanship, even asking workers to redo items that weren’t perfectly executed the first time.
All of the subcontractors were efficient, courteous, and respectful of our busy household (including kids and dogs). They worked seamlessly and made sure to clean up thoroughly at the end of each day.
You may notice in the photos that some areas around the new installations are not painted—this was our choice, as we decided to handle the painting ourselves to save on cost. That said, they did offer to include painting as part of the project and were happy to quote it.
Overall, this was a smooth, stress-free experience with high-quality results. I would highly recommend Modern Construction Group to anyone looking for reliable, detail-oriented professionals.

We just finished installing 13 Anlin windows and two large sliding doors, and we are thrilled with the quality and craftsmanship of the work. The crew was very polite, professional, and made sure to clean up thoroughly at the end of each day.
The communication with Gary, the owner of Modern Construction Group, was amazing from beginning to end. He was attentive, responsive, and made the entire process smooth and stress-free.
This was a large project that lasted three days, and it was executed with true professionalism and great attention to detail. If I could give 10 stars, they would absolutely deserve it.
It was a pleasure doing business with Modern Construction Group, and I will definitely keep them on my list for future projects.
For transparency, I am not affiliated with the company in any way — just a very satisfied customer.

Modern Construction replaced all our windows in our home, we had 32 windows and 1 sliding glass door. We were told it would take 2 days and they completed the job with perfection. All the workers were very respectful and efficient. I now want to talk about the kind of windows they used. They use high-end windows by Anlin windows and are amazing. The founder Gary Chernyetsky was amazing to work with so I will recommend him to anybody that asks about our new windows in the future.

We recently had 18 windows and patio door replaced, and the entire experience with modern construction company was excellent from start to finish. From day one, Gary showed genuine care for the homeowner’s comfort and made sure every detail was handled properly. All measurements were taken digitally and very precisely, which gave us confidence that everything would fit perfectly.
The quote we received was very reasonable, and what really stood out was the attention to small details that many contractors often overlook. Gary clearly prioritizes quality and customer satisfaction.
The installation team was equally impressive. They were professional, diligent, and extremely respectful of our home. Before moving or touching any furniture or belongings, they always asked for permission and made sure we were comfortable with everything. Throughout the installation they regularly checked in with us, asking if we had any questions and whether everything was going smoothly.
The entire process was smooth, organized, and completely hassle-free. It’s clear that Gary and his team truly care about doing a great job and making the homeowner feel comfortable during the process.
We highly recommend them to anyone looking for window replacement done professionally and with great attention to detail.

Hiring Modern Construction Group was one of the best decisions we’ve made for our home. We interviewed three companies, but Gary immediately stood out. He was open, honest, and incredibly patient with my (very) inquisitive mind. He never rushed me and answered every question with care.
He even helped us choose colors and suggested adding two different siding styles to highlight our gables — a detail that made a huge difference.
The crew was just as impressive. Tear‑down was fast, the site was never messy, and they cleaned up and organized everything at the end of each day. They were friendly, easy to work with, and always willing to explain anything I was unsure about.
Watching them remove our 73‑year‑old wood shake and replace it with beautiful new siding was almost therapeutic. Now that I see the final result, I can’t believe we waited this long.
Thank you, Gary and the whole team. It truly feels like we have a brand‑new home.

We've remodeled our house a little bit at a time, so we have worked with a lot of contractors. Communication is not typically their strength, but Gary is super responsive. We had somewhat unique ideas about our siding, and Gary found exactly what we wanted. He and his team were always professional, and did quality work, and they got it done quickly without cutting corners. We are super happy with the results. Even after we paid, Gary sent his team to do final touches, and then Gary came himself. He also had our courtyard fence painted at no cost. I am so happy to not have that summer project! I will also add that he provided the most detailed quote, which I really appreciated. I highly recommend!

I worked with Modern Construction for painting and stucco work and so much more, too many things to list here. Gary was fantastic to work with, he was always there to meet in person, understood what we needed and made the process very smooth. As the remodeling progressed new items were found and they were able to take care of it all. The pricing was reasonable and the end result fantastic. The property looked great. I'd highly recommend them.

Gary and his team came through and I am very pleased with the results. It all started with a detailed proposal that spelled out the work, leaving no doubt the big stuff was covered. On day one, a crew of four showed up on time to take care of the demo and install windows. After the rough in inspection, the team did a wonderful job installing the siding and trim pieces. Gary and I communicated throughout the project, for the work and to setup inspections. Coming from a retired project manager, I was pleased that it all came off like clock work and there were no surprises on this job (as often experienced by many others). I would definitely hire MCG again on a future project.

We had a wonderful experience with Gary and his team in replacing our siding, windows, and insulation. We had heard about them from other people we knew, and when making the final decision, we saw the incredible reviews all over for Modern, helping us solidify our decision (thank you Yelp!). Gary was prompt, courteous, and professional from the first estimate through the completion of the project. He responded to questions about the estimate and final questions before making the decision, and communication is a big thing for us. The team who actually completed the project had all the same positive attributes.
Perhaps the most amazing part was that the team stayed on the promised schedule, even with a holiday and the heat being above 110 every day they were working on the project. They showed up on time every day to make sure the project was done.
In addition to the heat, there was an issue with the windows being delayed in arriving from the manufacturer. Gary advocated for us to do all he could to get us the windows as quickly as possible (originally they were going to be 3 days late, but after he spoke with the powers that be, he got it bumped down to only 1 day late). One window even got delivered to the wrong place, and he did what he could to track it down and get it to us as soon as he could.
We also had to address some electrical tasks during this project, some of which were very much intertwined with the work Gary was doing, and Gary worked well in coordinating with our electrician.
Lastly, when the project was essentially done and Gary did the walkthrough, he kept his same work ethic and attention to detail. Throughout the project he was very interested in the big picture of the final project. During the walkthrough, he addressed everything we wanted fixed, no matter how small, and even found some items he added to his list that we did not notice, wanting to make sure nothing was left undone.
For big projects like this, you want the job done well and someone easy to work with, which is what Gary and his team offer. We would easily do other work with him, and give more stars if possible.

We recently had a master bath remodel done with Modern Construction Group. the entire process was so perfect! The team checked in with us on suggestion and confirmed we were always on the same page. They went above and beyond to make sure we were happy and completed what we had discussed. Our Master bathroom and walk in closet turned out better than I could imagine! They also installed three windows for us and it has made our room look so much bigger. Thank you Gary, Paul, and team we are so happy and highly recommend this company for any remodel that you may need.

We used Gary and Modern Construction Group for a full bathroom remodel and added a walk in closet and windows in our bedroom. I would highly recommend Modern Construction Group. From start to finish this project was seamless. During the quoting process Gary and Paul were very knowledgeable and suggested different and fresh ideas that we hadn't really thought of, and we said to ourselves yeah that's a great idea or suggestion. We got a number of different quotes and hands down Gary and Modern Construction provided the best overall and most comprehensive quote. Gary, Paul and the crew kept the bathroom remodel on schedule, they communicated perfectly to ensure that everything was followed based on the contract. All in all the bathroom remodel turned out absolutely amazing and we love it. When we are ready to do our other bathroom remodel we will be calling Gary and Modern Construction Group.

I had Modern Construction Group replace two of my exterior doors. Gary and crew were fantastic.
One of the most important things for me when selecting contractors (outside of quality of work) is communication and speed of communication. I was incredibly happy with responses and open communication I received with Gary.
Gary's crew did a wonderful job on my door replacements and trim.
I believe I got a reasonably fair price for the effort.
I'll definitely use them for further work on my home in the future.

10/10 recommend Modern Construction Group for all of your contracting needs. I contacted them regarding a water leak in my bedroom window, they worked with my schedule and got someone out quickly to inspect it. Gary was incredibly helpful and knowledgeable, he quickly pinpointed the issue and then explained what was going on. He instructed my husband and I on exactly how to repair the issue ourselves if we wanted to save money, and also offered a quote for him to do it. Gary made us feel confident in his skills and expertise, and gave us all the information we needed to get our problem resolved. Everyone I interacted with was helpful and easy to work with! I have definitely found the person I will be using for all future contracting needs.
